Scope of Works

Lawtech were commissioned via a PCSA to undertake intrusive site investigations to a 24-storey occupied residential block in the Isle of Dogs. This allowed for the creation of a design and plan of work that satisfied the requirements of One Housing and all other stakeholders.

Following the failure of the existing system to comply with requirements, Lawtech were commissioned to remove and replace the cladding system on the stairwell as well as replace the windows, and spandrel panels.

The cladding system was replaced both externally and internally, requiring careful management to ensure residents’ safety. The existing combustible ACM system was replaced with Europanel A2-s1, d0 panels with a Metsec framing system and Rockwool SP FireStop Slab insulation. Regarding window replacements, SAPA windows were installed.

Challenges

Roof Inhabitants

Works were restricted due to the presence of a peregrine falcon on the roof. They were only allowed to take place between July and February as the bird migrated in these months.

Structural Changes

The line and levels of the building provided a challenge as it had seemingly moved, with a 75mm deflection from top to bottom. This caused a delay of approximately three weeks and required the introduction of additional materials.

Weather Impact

Proximity to the Thames provided a challenge due to high winds, with a slight delay caused by this. For example, the hoist was out of use for a period because of winds.

Outcome / Impact

Lawtech’s dedicated Resident Liaison Officer (RLO) worked with residents to minimise disruption and enhance customer satisfaction.

An open day, hosted by the RLO and Customer Service Manager, was arranged prior to the commencement of the works, ensuring that residents were informed in advance of the nature of the works and any queries or concerns were addressed.

Coffee mornings have been held monthly, hosted by Lawtech’s RLO and a One Housing Group representative, allowing any queries or concerns to be addressed throughout in a comfortable environment. A summer BBQ event was held soon after contract commencement to build a rapport with residents and ease any concerns. This provided an opportunity for residents to meet site team members and was important in creating a collaborative atmosphere throughout the project.

One resident was not available to provide operatives access for works on the date given and had no one else who could house-sit. Lawtech offered a key-holding service, with the RLO holding the key, allocating it a letter of the alphabet, and ensuring acceptance forms were signed by both parties.
