Project introduction
Lawtech successfully undertook cladding remediation and fire safety works at 6 Portsmouth Road, overlooking Cosham Railway Station.
Solution / Our Approach
6 Portsmouth Road is an L-shaped building comprising 8 floors and 84 residential flats. Located 400ft from Cosham Railway Station and with a bus stop to the rear of the block, the block is in a busy location at the end of the high street.
Ensuring the block was safe and compliant, the scope of works included:
Removal of existing Kingspan composite cladding panels.
Installation of Rockwool insulation, Photonwrap A1 breather membrane, and Rockpanel FS-Xtra rainscreen cladding.
Installation of AIM cavity fire barriers - both non-ventilated (NVFB) and ventilated (VFB).
Removal of timber balcony decking and timber subframe.
Installation of AliDeck Junior Boards.

Challenges
Proximity to Railway Lines
Given the block’s proximity to Cosham Railway Station, a BAPA (Basic Asset Protection Agreement) was procured during the PCSA following liaison with Network Rail. This allowed works to take place safely.
Commercial Occupiers
The ground floor of the block is occupied by an Anytime Fitness gym. We worked with representatives to ensure access was maintained, and business signage was displayed on our scaffold/hoarding to ensure customers knew the gym remained open.
Deliveries
All deliveries to site were scheduled to avoid school rush hours and site management were notified of vehicle arrivals in advance to ensure a banksman was available to to take control of unloading and dispatch. The banksman also guided any pedestrians using the service road adjacent to the development when vehicle activity took place.
Customer Service Initiatives
Newsletters
Our dedicated RLO proactively engaged with the residents of 6 Portsmouth Road, providing a monthly newsletter with updates on works progress, programme adherence, and addressing any concerns.
Festive Fun
Resident engagement initiatives included monthly competitions and seasonal recipes. For example, within the December newsletter, a recipe for cookies for Santa and food for his reindeer were included.
Feedback Opportunities
An anonymous feedback box was placed within the main entrance to the block, positively encouraging residents to provide suggestions, concerns, or questions.
Social Value
With consideration to the amount of foot traffic passing the compound every day, including those utilising the railway station and ground floor gym, we created a 'wall of kindness' where coats could be donated, accessible to those who may need them.
