Project introduction
Lawtech successfully replaced the external wall systems and installed fire breaks and cavity barriers at Oliver Road in Waltham Forest.
Solution / Our Approach
Introduction
120-130 Oliver Road is a three-storey purpose-built block, which was constructed around 2016. It comprises self-contained residential flats, three one-bedroom flats and three two-bedroom flats. The block remained occupied throughout the works. The works covered ~40m² of rainscreen cladding façade surface to be re-clad. The ground floor footprint is circa 150m², with the building height of approximately 9m.
The project involved the remediation of three wall types.
SFS Areas and Staircore:
Existing 4mm ACM Rainscreen Cladding with 150mm Mineral Wool Insulation, and Tyvek Breather Membrane.
This was replaced with 3mm Genius ALU Flat Rainscreen Cladding, 150mm Rockwool Duo Slab Insulation, and Photonwrap A1 Breather Membrane.
Winter Gardens:
Existing 4mm ACM Rainscreen Cladding with Tyvek Breather Membrane and 120mm Mineral Wool Insulation Infill.
This was replaced with 3mm Genius ALU Flat Rainscreen Cladding, 50mm Rockwool Duo Slab Insulation, and Photonwrap A1 Breather Membrane.
Challenges
Site Constraints
Due to the lack of space on site, materials had to be stored elsewhere. Clarion offered to suspend two parking bays at one of their local properties, where we placed two storage containers. Materials were then transported to site on a 'just in time' basis.
Traffic Management
There is a zebra crossing adjacent to 120-130 Oliver Road, which had to be considered with regard to scaffold access and our Traffic Management Plan. Scaffold was also pulled back to allow clear access to this crossing. A Banksman was present throughout, and pedestrians using the crossing were guided by directional signage, especially during periods of vehicle activity (such as deliveries).
Residential Area
The surrounding area was primarily residential and there are two schools within proximity of 120-130 Oliver Road. Therefore, the area was extremely busy during school arrival and departure times. All deliveries were scheduled to take place outside of these busy periods, which were typically 8.00am-9.30am and 3.00pm-4.00pm.
