Project introduction
Delivered under the Energy Company Obligation, Lawtech undertook external insulation works across Holly Park Estate.
Our Approach
Islington Council wished to externally insulate 269 flats across 13 no. 3-storey blocks at Holly Park. The London Red Brick Estate is deemed a heritage site by the local planning office, who stipulated that the insulation works had to match the existing finishes order to preserve the character of the buildings.
Delivered under the Energy Company Obligation, the main objective of the project was to deliver carbon savings and reduce residents’ energy bills. The carbon saved across the estate equates to approximately 5,000 tonnes of lifetime CO2.
The scope of works included:

Mansard roofing
500m² of insulation was finished with a rarely-used ‘Ashlar’ precision-cut banding detail. Grooves were cut into the render whilst still ‘green’ (i.e. not fully hardened), using a special tool to achieve the specific depth and profile required to match an existing architectural feature.
Challenges
Design Works
To maintain the existing aesthetic, Lawtech worked closely with Islington’s project team and conservation officer. Through holding a series of design workshops, Lawtech was able to create an aesthetic that maintained the character of the building.
Damp Proofing
The client required the EWI to extend below the Damp Proof Course. To achieve this, Lawtech excavated a 500mm wide trench around the building to a depth of 300mm to allow for the installation of the insulation. Any mature shrubs from the trench area were set aside for re-planting. The site had a number of trees subject to Preservation Orders.
Exclusion Zones
Lawtech’s in-house Health, Safety and Environmental team liaised with Islington Borough Council to agree protection measures including wide exclusion zones around the trees, demarcated by barriers. Once the installation was complete, the trenches were backfilled and compacted and the landscaping was reinstated.
Outcome / Impact
Lawtech provided a dedicated onsite RLO throughout the works to meet residents’ requirements and maintain satisfaction.
The RLO ensured that residents were informed of the works in good time to remove all personal belongings from working areas, such as bicycles and doormats. Wall-mounted door numbers had to be removed so Lawtech applied temporary numbers to assist the Royal Mail, couriers and visitors.
A dedicated operative was tasked to escort residents passing through active areas. They assisted by calling for the works to be momentarily halted to allow the residents to pass through and carried bags and buggies. This ensured the residents’ safety was maintained at all times.
Each property was provided an Energy Efficiency Guide following completion of works, to ensure the works provided both energy-saving and money saving benefits for residents. Lawtech’s RLOs invite resident satisfaction feedback upon completion of all work streams. For this project, the customer satisfaction rate was 94.67%.
