Key Facts
The Lumiere Building is a 10-storey residential block with an additional undercroft car park located in Manor Park in the London Borough of Newham, East London. The block was converted from office use to 71 apartments, including a roof-top extension in 2000. The facades have been subject to considerable weathering and traffic exposure in the intervening twenty years resulting in discolouration and areas of staining.
The combustible materials included ACM cladding, Insulated render, High pressure laminate (HPL) panels and Timber boarded panels, which were replaced with non-combustible Alumasc EWI System, Rieder facades Fibre C/Concrete skin, Equitone Natura and Genius spandrel panels.
Key Challenges
Due to the proximity to Woodgrange Park railway station, time was allocated during pre-construction for the procurement of a BAPA from Network Rail. This required regular communication with Network Rail with regard to the progression of works and any safety matters that may affect Network Rail.
Resident Liaison
Residents received regular newsletters from the project's dedicated Resident Liaison Officer (RLO). These included information on works completed and works beginning/continuing. Residents were also reminded of our 24/7/365 Customer Service and Emergency phone lines.
After receiving notification of the works and details of the scope, our RLO invited all residents to partake in resident surveys, allowing us to find out more about the residents and their properties during pre-construction.
Where relevant, residents also received letters from the RLO regarding balcony works commencing. Specific dates were provided and apologies given for the inconvenience.
