Key Facts
Lexington Apartments comprises 89 residential flats over one 11-storey block and one 5-storey block. There is a two level basement car park which can be accessed from City Road. Located close to Old Street station, this was a busy location with many retail units and Bunhill Field burial ground to the south and west of the building. Works included removal and replacement of ACM cladding panels with a Genius A1 rainscreen cladding system. Works also included temporary electrical installations, removal of bicycle stands and waste bins, plywood protection to stone pillars and railings bordering Bunhill Fields, and plywood protection to headstones adjacent to the apartments.
We allocated one Contracts Manager, two Site Managers and a dedicated RLO to ensure we had sufficient management capacity on site to keep all stakeholders happy and satisfied. Our RLO was recruited from the local community.
Traffic management for City Road required the suspension and relocation of the bus stop directly outside Lexington Apartments as well as the closure of the bus lane outside the property to facilitate deliveries and waste removal. Some materials were directly lifted by hi-ab from the delivery vehicle onto the scaffold gantry. A winch was installed on lift two of elevation one to move deliveries from the road onto the gantry if needed. Materials were manually unloaded from the delivery vehicles and taken to the small storage area next to the site compound. This was aided by a traffic marshal who was present at all times to ensure safety of any passing pedestrians. These were stored in the basement area or the scaffold/garden and were only taken to the work areas on a ‘just in time’ basis to keep the amount of stored material on the scaffold to a minimum.
As per our scaffold erection works, Lawtech sent out a notice requesting Subway to be temporarily closed for two days in February 2021. This was essential in order to maintain the safety of their customers/staff and the general public.
