Watling Gardens, Brent

Working in partnership with British Gas and Brent Housing Partnership, Lawtech was appointed as Principal Contractor to deliver £4.2 million of refurbishment works at Watling Gardens on three 12 storey occupied blocks

The full scope of works included:

  • Windows Replacements
  • District Heating
  • Flat Roof Replacement
  • Balcony Replacement
  • External Painting & Decorating
  • External Wall Insulation
  • Door Replacement

Watling Gardens is managed by a Tenant Management Organisation (TMO), who played a vital job in helping Lawtech establish good working relationships with residents, leaseholders, Local Authorities and our Resident Liaison Officers, which assisted in making their vulnerable residents feel comfortable about the works to be undertaken.

To prevent unauthorised access to the scaffold in addition to blocking off the access routes and use of netting Lawtech used anti-climb paint on multiple surfaces as a deterrent.

Where operatives required access to properties, our operatives’ utilised battery operated tools with noise silencers. These eliminated emissions and reduced noise, resulting in minimised disruption to residents. Internal flooring was protected by Correx throughout to lessen damage to floors and prevent slips, trips and falls.

The works carried out not only improved the appearance of the blocks, making it more attractive to visitors and tenants and therefore enhancing their wellbeing but also improved both the energy efficiency and fire safety.
