The refurbishment project covered 25 occupied low-level blocks. In order to minimise disruption to residents the works were sequenced across three phases, with a central site office managing the works located within 10 minutes of each site.

The full scope of works included:

  • External decorations
  • Balcony repairs and decorating
  • Concrete repairs
  • Partial roof replacement
  • Brick repointing
  • Asbestos removal
  • Fascias and soffits replacement
  • Aerial works
  • Rainwater goods
  • Fencing and railings
  • Communal lighting
  • Internal decorations

The inner city location provided challenges due to the flow of traffic, a significant amount of pedestrians and limited space for storage. However, through the careful management of deliveries we drastically reduced the impact of our works upon traffic disruption and minimised the H&S considerations to pedestrians.

The works undertaken were for both leaseholders and residents, with a circa 80/20 split. We were required to carefully manage the works and ensure close liaison between ourselves and all stakeholders to ensure synergy and compliance across the project.

To further encourage leaseholder/resident engagement and foster excellent relations we held a Christmas card competition for children attending the local nursery. The competition winner created a card featuring Father Christmas with a flower.
