Rushenden, Queenborough

Contract Type:  Residential Retrofit

Client:  Swale Borough Council

Lawtech was appointed Principal Contractor by Swale Borough Council for an interesting External Wall Insulation (EWI) retrofit project to be carried out under their Rushenden Retrofit Programme*.

The CESP-funded scheme was designed to deliver cuts in energy use and carbon emissions at 61 private village residences.

The project was subject to a European Scientific experiment under which the properties would be monitored by the Institute for Sustainability for two years in order to gather data on energy and thermal efficiency.  Lawtech worked closely with Swale, the Institute and the EWI system manufacturer, Weber to finalise the design specification.

Lawtech held pre-commencement meetings at Rushenden Community Centre, presenting demonstrations and a mock-up to illustrate how EWI is installed, giving residents an insight into the forthcoming works.

The installation of 4,000m2 of EWI entailed the use of expanded polystyrene insulating panels, together with specifically cut verge trims because the original soffit depth was exceeded by the insulation depth.

We based a Lawtech Resident Liaison Officer (RLO) on site throughout the project as the first point-of-contact for the community.  The RLO visited each active property daily to keep them informed of progress and check they were happy with the works, with particular attention paid to vulnerable individuals.

The project was completed on time and on budget, increasing the thermal efficiency of the properties and improving their visual appeal.  A U-Value of 0.30W/(m2K) was achieved.

New boilers and windows were subsequently installed to all properties and will be monitored by the Institute for Sustainability for a further two years.

* The Rushenden Retrofit Programme is described by Swale as ‘a new approach to regeneration and the environment, working with local residents in Rushenden across all tenures to make their homes more energy efficient by providing them with a series of energy-saving measures’.
