Maple Walk, Aldershot
Lawtech was engaged by B&Q Energy Saving to complete a scheme at Maple Walk in Aldershot on behalf of First Wessex Housing Group.
The works to 20 flats across 3 prefabricated blocks at Maple Walk were a pilot for First Wessex’s new Retro-fit Standard of Energy Efficiency and encompassed:
- 1,200m2 External Wall Insulation (EWI)
- replacement boilers
- installation of photovoltaic (solar) panels
- Mechanical Vent Heat Recovery systems
- replacement roofing
The properties at Maple Walk were occupied primarily by elderly tenants and it was imperative to improve the thermal comfort and performance of their homes.
Lawtech replaced the existing boilers with high-performance combi boilers and installed Mechanical Vent Heat Recovery systems. External Wall Insulation was applied, using the Alumasc 60mm phenolic system, finished with a thick coat silicone render that complimented the original finish of the blocks. The original roofs were stripped from the blocks and replaced with a new over-roofing system. High-performance photovoltaic panels were installed, both to generate electricity for the blocks themselves and to provide First Wessex with a revenue stream via the Feed-in Tariff (FiT).
Lawtech’s Customer Care Manager supported First Wessex Housing Group’s (FWHG) resident liaison team. FWHG provided a Risk Register and agreed measures to address the needs of residents on their Risk Register. Lawtech provided labour to assist residents to move their furniture and belongings away from working areas. All site operatives were instructed to make clear to residents when our final visit to their properties were complete to ensure they did not subsequently grant access to anyone purporting to be a Lawtech tradesman.
The completed works at Maple Walk improved the properties’ EPC rating from D60 to B83. Energy bills have been significantly reduced and thermal comfort increased, whilst the works have greatly improved the blocks aesthetically. The “whole house” approach taken at Maple Walk exemplifies Lawtech’s central ethos of Building Better Communities.
Maple Walk was the winner of the Sustainable Housing Awards 2014 ‘Small Retrofit Project of the Year’ category.
