LAWTECH IMPROVEMENTS BRING TOWER BLOCKS
INTO THE 21ST CENTURY
The Lawtech Group has completed a comprehensive range of energy efficient improvements at the Exeter Road and Beaconsfield Road estates in Enfield, bringing homes up to the highest modern day standards whilst at the same time minimising disruption to residents.
Following the successful delivery of a pilot project at Scott House for Enfield Homes, Lawtech was engaged to complete a further six blocks of the same design and scope at Exeter Road and Beaconsfield Road as part of a £4.2 million scheme. The key factor in the client’s decision was the performance of Lawtech’s Resident Liaison Officer who was instrumental in securing a 100% Resident Satisfaction KPI score for the glazing works and a 98% rating overall.
Enfield Homes identified the opportunity to take advantage of significant energy efficiency funding made available by British Gas to improve its stock which included a range of measures such as External Wall Insulation (EWI), insulated flat roofs, a feed from a new district heating system, replacement ‘A’ rated double glazing, new entrance door system, internal redecoration and asbestos clearance.
With the towers originally of concrete solid wall construction, Lawtech’s application of Rockwool Rockshield EWI delivered complete waterproofing and thermal cladding to the block, achieving a uValue improvement of 0.30W/(m2K). An advanced Langley insulated flat roof system was selected to suit the new heating system and improve the existing roof lining. The replacement roof delivered waterproofing, strength and additional thermal benefits.
With both internal and external work streams to be programmed, the window package was critical to the overall sequence of operations. In order to optimise the use of resources and minimise inconvenience to residents, Lawtech worked on the block from the top down, enabling the team to combine and sequence works most efficiently. Lawtech’s drive for Zero Defects saw works signed off promptly, stage-by-stage to eliminate the need to return to complete snagging.
Residents benefited from less disruption inside their properties and from the scaffolding being in situ for a shorter duration whilst the client benefited from a closely controlled budget for access operations.
Commenting on the improvement works, David Smith, Marketing and Business Development Manager at Lawtech Group, said: “Our team worked on two elevations concurrently rather than four, both internally and externally. Two flats out of the four on each floor were worked on at a time. This kept the number of tradespeople present at manageable levels; access routes and communal areas were not dominated by the presence of operatives or movements of materials.”
With the comprehensive programme of improvement works now complete, Lawtech has once again demonstrated their experience in delivering large scale refurbishment schemes that minimise the impact on residents but also provide them with modern, energy efficient homes.
