Lawtech, as Principal Contractor, managed the partnership of British Gas and Rockwool to complete a major ECO-funded scheme at the 23-storey Bronte and Madison Towers in Salford, Manchester within a six-month period from concept to completion.
Claremont Properties let the towers’ apartments to private tenants, primarily overseas students. The standard of accommodation is exceptional, with facilities including secure parking and a fully-equipped rooftop gymnasium providing panoramic views over Manchester.
Lawtech completed a full retrofit refurbishment of both blocks which were clad in an existing concrete REEMA frame. Bronte and Madison were overclad with 10,000m2 of mineral fibre External Wall Insulation with a 1.5mm contrasting silicone render finishes, achieving a U-Value of 0.3 W/(m2K).
As part of the upgrading works, Lawtech’s remit also included:
- installation of new aluminium-clad UPVC Window profiles
- installation of doors incorporating draft-proofing measures
- redecoration of the communal reception and concierge service areas
The works were predominantly carried out externally using mast-climbers, thereby causing minimal disruption to the residents. Tenants with an allocated parking space adjacent to the blocks were issued with protective dust covers for their vehicles for the duration of the works. All works were completed ahead of programme.
Bronte and Madison Towers are prominent features of the Salford skyline. Claremont’s investment in making a visual statement with their façade finish complements the ambitious ongoing regeneration of the city.
