The extensive programme of refurbishments at the Barnfield Estate represents the first major works taking place under the Royal Borough of Greenwich’s new Greenwich Homes Standard, building on work previously completed under the Decent homes programme.

The £12 million two-year scheme will benefit the 570 homes, 30 blocks and shared areas on the Estate, commencing with works to properties within Barnfield Gardens, Alford House and Maxwell House.  The scheme will improve the quality of the buildings on the Estate and deliver a number of environmental and insulating benefits to:

  • make homes warmer
  • help prevent damp
  • deliver savings on fuels bills

Lawtech’s Scope of Works as Principal Contractor encompasses:

  • External Wall Insulation (EWI) – including preparatory repairs to external walls
  • Cavity Wall Insulation (CWI)
  • loft insulation
  • replacement UPVC glazing
  • decoration of blocks and shared areas
  • improving communal and emergency lighting, fire protection and entry phones
  • removing abandoned satellite dishes and TV aerials, and replacing with a shared communal system
  • replacing block water tanks and pipework
  • replacing some roofs and, where required, insulating lofts

Lawtech’s Resident Liaison Officer (RLO) has attended the coffee morning held by the Friends of Barnfield Estate every Tuesday since several weeks prior to commencement.  The RLO answers residents’ queries and concerns, updates them on progress and advises on the operation of new equipment, including how to get the best performance from energy efficiency measures. 

In May 2015 Lawtech held two Open Days at ‘The Hub’ on the Estate.  We hand-delivered flyers to all properties, inviting them to drop in between 09:00 and 18:00 to learn more about forthcoming bathroom refurbishment works.  Refreshments were provided and our Customer Care team were on hand to answer any queries.  To maximise resident engagement, we offered a choice of four colour options for new bathroom floors.  Our RLO co-ordinated publicity for the selection process and obtained sign-offs in good time for procurement

Installation challenges:

Lawtech has completed replacement glazing works at Barnfield Gardens at the rate of 5 properties per day, 5 days per week.

The existing windows on the Estate had integral vents.  The client did not want to replicate this method of ventilation in the new windows, but the structure of the properties did not allow for ventilation units to be wall-mounted as an alternative.  Lawtech therefore used glazing fitted with Ventrex units which sit at the top of the glazed panel.  Lawtech identified leasehold properties and worked with the client to establish responsibilities for re-wiring mechanical extractors.

During our Pre-commencement condition surveys, we identified that the glazing replacement works would inevitably cause some damage to window reveals.  A plastic internal trim was identified as the preferred method of finishing the reveals.  We recognised, however, that this would create a small ridge on the sills, so residents were given the option to make good instead if they wished.
